The lake is a reservoir lake similar to Cherokee and Norris lakes. It has the storage capacity of 1,082,000 acre-feet [whatever that is]. Due to flood control function of the Tennessee Valley Authority river system, it will fluctuate between winter reservoir and summer recreational levels; that can be as much as 44 feet.

We are supportive of the best time to look at the properties is during the fall / winter / spring lake levels. The lake is as deep as 140 feet in places; however there are also locations where the water recedes during the fall / winter draw down. Never wrong to have all the information.

Three different East Tennessee counties [Sevier, Jefferson,Cocke] front on Douglas lake. Cocke and Sevier on the south side or mountain of the lake. Jefferson County is on the west / northwest side of the lake nearest to the Interstates.
